Booking.com and Airbnb have thousands of properties in Tbilisi, and guests usually look only at the first page of results. Platforms rank listings using many factors: how complete the listing is, how often views turn into bookings, reviews, response speed, prices and cancellations. If your listing simply exists, it loses out to its neighbours — even if your flat is better. We find what's holding it back and fix it.
Why a good flat can get few bookings
Here's what we typically find in an audit: dark photos taken on a phone in the evening, a hallway as the cover image, a two-line description in English only, half the amenities unticked, overly strict cancellation terms and the same price in August as in February. A guest comparing ten options simply scrolls past. The algorithm notices the low click-through and shows the listing even less.
Optimisation isn't magic or gaming the system — it's methodical work on what guests see and what the platform measures. We don't buy reviews or use fake bookings: that's a direct breach of the rules and gets properties removed.
What we improve
- title and description — in Georgian, Russian and English, answering the guest's key questions: where, who it suits and what makes it convenient;
- photos — order, cover image and captions; we can arrange a professional shoot if needed;
- amenities and features — ticking everything guests filter by: air conditioning, a workspace, parking, Wi-Fi, a kitchen;
- pricing — seasonality, weekends, holidays, and discounts for long stays and early bookings;
- terms — cancellation flexibility, minimum stay, check-in times, self check-in;
- reviews — polite response templates, handling negative feedback, and asking for reviews within the rules;
- platform programmes — Genius, Preferred Partner and Superhost: what they offer and whether to join.
How it works
- Audit. We look at the listing through a guest's eyes and from the platform's point of view, comparing it with 10–15 competitors in your area.
- Report and plan. We show you what's holding bookings back, in order of importance.
- Implementation. We rewrite the description, reorder photos and adjust prices and terms.
- Technical fixes. If guests complain about Wi-Fi or check-in, we offer solutions — a better router, mesh Wi-Fi or a smart lock. That's our core expertise.
- Review after 2–4 weeks. We compare views, conversion and bookings and fine-tune where needed.
The most common reasons for low scores in Tbilisi are weak Wi-Fi, complicated check-in and photos that don't match reality. We solve the first two technically and the third with honest photos and descriptions.
